How do I prepare for the inspection?

To help you get the most out of your home inspection, we have put together the following list.

Book Us Early
To ensure we will be available when you need us, we recommend you give us as much notice as possible. Many of our clients tentatively book us days in advance, then confirm once they decide to put in an offer.

Set Aside Time To Attend
A typical home inspection takes anywhere from 3 to 3½ hours; the time may vary with the complexity and age of the home. A complete home inspection involves not only a written report, but also a verbal presentation delivered during the inspection. Although it is not absolutely necessary for you to attend, we strongly encourage it so we can provide you with helpful advice, explain the function of certain systems, and answer any questions you may have and that you obtain the full benefit of the home inspection.

Arrange for Proper Access

We often arrive for an inspection to find that we cannot access some key areas. We recommend you have the homeowner provide clear access to the attic hatch, basement, garage, furnace area, electrical panel, and tenanted apartments. Out of respect for other people’s property, we do not move furniture, possessions, or storage; after all, we are guests in someone else’s home. Every once in a while, we will show up for an inspection and have no way into the house. We recommend you confirm with the Agent or Vendor the day before the inspection that we will have full access to the premises. Areas that are not readily accessible will be excluded from the inspection.

Arrange For The Utilities To Be On

In order for us to properly inspect the home’s heating, plumbing, and electrical systems, the gas, water, and electricity must all be “on”. In some cases this is not possible, but we recommend you make every effort to ensure these utilities are operational during the inspection.

Arrange A Daytime Inspection

To properly view the roof and exterior of the property, we recommend you arrange for a daytime inspection if at all possible. To accommodate your busy schedule, we are happy to book weekend inspections.

Keep Guests To A Minimum

Many people believe that the home inspection is a perfect opportunity for them to show the house to all their relatives and friends. Unfortunately, they don’t own the house and have no right to conduct guided tours. Simply put, the fewer people at the inspection, the more you will get from it. We will have a lot of work to do over a short time and we will require your undivided attention. For that reason, we insist that no more than two adults attend the inspection (although under certain circumstances we will bend the rules).

Payment Due On Completion

Payment in full is due upon completion of the home inspection. We prefer cash or cheques.
