Inspection Day

We will begin by carefully taking a look at the exterior of the property. All exterior features of the property will be inspected including driveways, drainage systems, and fencing. The entire roof will be inspected along with chimneys, skylights, vent pipes and any other equipment mounted there.
 
Next is the interior.

We will usually work through the building in a logical sequence, one room at a time and one floor at a time. Appliances and bath fixtures will all be tested as will the electrical outlets. If you requested any additional inspections, they will be done while the interior inspection is taking place.
 
Once the detailed interior and exterior checks are completed, We will perform an exhaustive evaluation of the plumbing, electrical, and heating/cooling systems of the property. During this time, We may be in and out of the building completing other time dependent tests.
 
The entire inspection should take no longer than 2-3 hours. Most are less than four. However, situations vary with each property.
 
We take the time to review the on-site inspection, notes taken, pictures that were taken during the inspection inserted into the proper categories. This process helps us prepare a fair, unbiased professional inspection report for the property.

If requested prior to your inspection, we will print an on-site report in a binded format to leave with you. You will also be given your own "Client Id" and assigned a "Temporary Password" to connect to our client web portal.
 
The documented property inspection report will be uploaded to our secured client web portal in electronic format and a email notification will be sent. Your report will be ready for viewing and printing within 24 hours. This will allow you to print as many reports that you may need. It also allows your realtor, broker, or anyone else you feel needs this information to view or print at their own timeframe.
 
We Encourage You to Participate in the Inspection Process. Walk the inspection with us and ask us questions, but please remember, we are there to provide you with the best service possible and we may not be able to accomplish this if we are distracted.
 
It's a great opportunity to learn about your property and its important features. During the inspection, We will be happy to answer any questions you have. You'll be surprised at what you'll learn and being present for the inspection will help you visualize all the items in the report.
