bullet2.gif Pre-Purchase Inspection


Your offer to purchase has been accepted and now you need to do due diligence. Is the home safe? What will it need now and in the future? Have we made the right choice and invested our money wisely? All these questions will go through your mind.

At NVPI we will conduct a thorough inspection of more than 300 items throughout the home, using the latest equipment and performed by an experienced and registered inspector. A detailed and easy to read report is printed on site and presented and reviewed with the purchaser.

At the end of the inspection and approx 3 hours, the buyers have a clear understanding of the condition of the home and peace of mind. We encourage the buyers to be present for the inspection to get this information first hand.

You plan on selling your home in the near future but are unsure what the buyer’s inspectors will be looking for or what needs to be repaired. At NVPI we will provide you with peace of mind. The condition of the home is presented in a clear format for you and your potential buyers.

bullet2.gif New Home or 11th Month Inspection

For new home owners who need to provide their builders with deficiency list that should be repaired before the warranty periods expires. At NVPI we will provide you with and report detailing the deficiencies which you can incorporate with the home warranty forms

Even if the contractor you choose for building your house is known for quality work, the majority of construction tasks (foundation, framing, plumbing, electrical, etc.) are usually subcontracted out to the lowest bidder, with speed, not quality being an important consideration for the builder. With many separate activities going on at the same time, it's nearly impossible for the builder / contractor to personally monitor all phases of the home construction.

It is often too late to discover latent problems once the framing has been covered over with insulation and drywall. This is why you need NVPI to inspect during the building process.

With a Home Maintenance Inspection from NVPI, we can help you learn more about your home's current condition and assist you in prioritizing maintenance needs and issues before they become major repairs. We will even assist you in determining if the work done by your contractor was done correctly. Our knowledge and experience will assist you in developing a plan for both current and future needs so you'll know where and when to focus your efforts while keeping your home safe, secure and in excellent condition for years to come.

Under certain situations only a specific item or two on a property are of concern to the buyers or seller. In these cases, At NVPI we can inspect and report on single items such as Roofing, Structural, Electrical, Heating/Air Conditioning, or Plumbing. A written report on the findings is provided.

bullet2.gif Condominium & Townhouse Inspection

All Interior systems are inspected and reported on as above. All external components such as roof, windows, grounds, etc are usually the responsibility of the condominium corporation and therefore not part of the scope of these inspections.

bullet2.gif Multi Unit Inspection

For multiple dwelling units. At NVPI we can assess not only the common building elements, but also the individual condition of each unit. Presented in a clear report the facts can be used by the buyer to determine where or not the investment is a wise one.

bullet2.gif Commercial or Industrial Property Inspection

At NVPI we will provide a complete visual inspection of structure, roofing, electrical, plumbing, HVAC of commercial and industrial properties. You will receive a detailed report with photographs, delivered within 48 hours of the inspection. The buyer can then assess the property and determine budgets for now and for the future.
